NESTWELL PHASE 3 of 5: The Take Over for Your Property

Thank you for choosing Nestwell as your full-service property management company. We show your property is on our list to start the transition process. If you have any questions or if something has changed with your schedule, please let us know. 
We have you scheduled to move out of the home on  Sunday, June 5th, by midnight. Nestwell is expected to begin the make-ready process the following morning. 
Here are some important dates and processes to make the transition as smooth and efficient as possible based on years of experience. By following this process, we should have your home on the market or rent with a resident to move in within 5 business days of you vacating the property. As a result, the Nestwell team and third-party vendors move quickly, assigning each party a specific time to complete their work to hit that goal. 
Below is the schedule outline of what our turn process looks like. Please note step one is technically the previous occupants' responsibility, which may be you if you're moving out.
  • Day 0: The home is vacant of all personal property and belongings. -- Our records show the home will be vacant by Sunday, June 5th. (Side Note: Your homeowner's insurance should switch to a Landlord Insurance Policy.)  
  • Day 1: Nestwell Onsite, Complete Takeover Videos, Determine Scope of Work and Begin Mechanical Turn. The average rate is $75.00 for the first hour and $60.00/hour after that. 
  • Day 2: Complete Mechanical Turn. Re-Key Property which has a minimum charge of $99.
  • Day 3: General Cleaning at an average rate is $.20/square foot. Blind Cleaning is approximately $2.00/blind. These amounts cover typical cleaning. If the home needs extra attention, excessive cleaning charges may apply.
  • Day 4: Carpet Cleaning is about $20/area (or set of stairs). If there are excessive stains, carpet stretching, reverse dying, or pet treatments, additional fees may apply.
  • Day 5: Carpets finish drying, and home is move-in ready!
  • Day 6: Hopefully, we have a signed lease, and the new resident moves in. Otherwise, professional photos will be taken, and our Showing Specialists will be touring the home with prospective residents. 
Each step depends on completing the previous step for things to remain orderly. Occasionally there are delays with vendors, suppliers, or larger items such as capital improvements or remodels.

No major remodels or modifications to the home (such as flooring replacement or major painting) revealed by our take-over process will be approved without you knowing about it. Our policy is to receive bids for your approval. We want your home to be inviting for prospective residents and to maximize your returns. But we also understand we have a fiduciary responsibility to our owners regarding big decisions like these. Please trust that you will always know when major upgrades need to be made to the home. 

These are just the highlights of what will be happening during the first week that Nestwell has responsibility for the care and upkeep of your property. Many things happen behind the scenes to have the home ready for occupancy in less than a week. Please trust us to work on our processes. If you prefer to do the work yourself, we can pause the management agreement until the home is rent-ready.

If this is your first time renting your home, these costs will be passed through to you. However, these standards are the same as your future residents are expected to maintain, and a majority of these costs will be passed through to the future resident when they vacate.
