NESTWELL PHASE 3 of 5: The Take Over for Your Property

Dear Owner,

Thank you for choosing Nestwell as your full-service property management company. We see your property is on our list for the next transition process. If your schedule has changed, please let us know. 
Based on years of experience, here are some important dates and processes to make the transition as smooth and efficient as possible. By following this process, we should have your home on the market rent-ready within six business days of you vacating the property. As a result, the Nestwell team and third-party vendors move quickly, assigning each party a specific time to complete their work to meet that goal.

Here is an outline of our standard turn process. The first step ( Day 0 ) is the responsibility of the previous occupant or Owner if you are moving out.


  • Day 0: The home is vacant of all personal property and belongings. On this date, we'll receive your keys and officially begin fully managing the property.
  • Day 1: Nestwell Representative Onsite: Complete Takeover Videos, Begin Mechanical Turn based on Nestwell Property Standards. ( Vendor fees may vary )
  • Day 2: Complete Mechanical Turn. Re-Key Property, which has a minimum charge of $200.00. Includes Electronic Mojo locks as well as reset of garage code ( if applicable)
  • Day 3: General Cleaning at an average rate of $.20/square foot. Blind Cleaning is approximately $2.00/blind. These amounts cover typical Cleaning. If the home needs extra attention, excessive cleaning charges may apply.
  • Day 4: Carpet Cleaning is $25/area (or a complete set of stairs). If there are excessive stains, carpet stretching, reverse dying, or pet treatments -if applicable to your property (additional fees will apply).
  • Day 5: As carpets finish drying, then the home is move-in ready!
  • Day 6: Ideally, a lease is signed, and the new resident moves in. If not, we proceed with professional photography and begin home tours with prospective residents with a showing specialist.

** For things to remain orderly, each step depends on completing the previous step. Occasionally, there are delays with vendors, suppliers, or more oversized items such as capital improvements or remodels.

*Steps/Days may be reduced based on the condition of the property.

*Nestwell will not manage the owner's personal property left behind.


No significant remodels or modifications to the property (such as flooring replacement or extensive painting) identified during our takeover process will proceed without your knowledge and approval. Our policy is to obtain bids for your review to ensure transparency. We aim to enhance the home's appeal to prospective residents and maximize your investment returns while also upholding our fiduciary responsibility in making substantial decisions. Rest assured, you will always be informed of any major upgrades recommended for your property.


This is an overview of the key steps Nestwell will undertake during the first week of managing your property's care and upkeep. We handle many aspects behind the scenes to ensure the home is ready for occupancy within a short timeframe. We appreciate your trust in our processes. However, if you prefer to complete this preparation independently, we can place the management agreement on hold until the home is rent-ready.


If this is your first time renting your home, initial costs for preparation will be billed to you. These standards align with what your future residents are expected to uphold, and most of these costs will be passed through to residents upon their departure. For clarity on our standards, please review the following documents: the Cleaning and Maintenance Checklist, the Maintenance Onboarding Property Standards, the Property Standards, and the Pre-Move-Out Estimates provided to residents approximately 15 days before their move-out date. These charges will be deducted from future rental proceeds. Please review the Property Standards and reach out with any questions.
