Animal Rules: Including by Type/Breed/Size

Each property is different and has its own animal policy. The posted rules generally apply to typical household animals like dogs or cats. Some properties only allow dogs, small dogs, dogs under 50 lbs., cats only, etc. The details of the animal policy for each specific property are listed in the ad. The posted fees, deposits, and pet rents apply to dogs and cats if pets are allowed. The standard fees are per animal and include an animal deposit of 20% of one month's rent (1/2 refundable / 1/2 non-refundable) and $45/month in pet rent. (See fees for other types of animals below)

Pet Size: When pets are allowed, 1) A small pet is anything under 30 lbs. 2) Medium pets are 31 - 55 lbs. 3) Anything above 56 lbs is considered a large pet.

Additional Fees for Dogs and Cats under 12 months: For puppies and kittens less than 12 months old, there is a non-refundable fee of $100 and a monthly charge of $10/month until the pet reaches 12 months of age.

• Once the pet is 12 months old, the $10/month fee will stop, and only standard pet fees will apply.

Pets may be approved if they meet the following requirements: a good reference from the previous landlord for the pet's behavior, a complete veterinary medical history (including immunizations and sterilization) is provided, an additional pet deposit is paid, and an additional monthly pet fee is agreed upon.

Nestwell Property Management MUST be notified of all animals, spiders, creatures of any type, etc., living in the home, or they are unauthorized.

RESTRICTED BREEDS and ANIMALS for ALL PROPERTIES:

• Ferrets

• Large Snakes (over 2 lbs.)

• Exotic Animals

• Birds (case by case)

• German Shepherd

• Doberman

• Chow

• Rottweiler

• Akita

• American Staffordshire Terrier

• Pit Bull

• Presa Canario

• Cane Corso

• Great Dane

• Alaskan Malamute

• Husky

• Wolf Hybrid

• All animals that are a mix of one or more of the restricted breeds

• No Aquariums filled with water

• Cows

• Horses, Ponies, etc. (Horses could be considered if the property was explicitly designated as horse property)

• Pigs

If approved, the fees for other  small pets such as rabbits, rodents, small snakes, small reptiles, regular house birds, etc. are Pet Deposit of 10% of one month's rent (½ refundable/ ½ non-refundable) along with reduced Pet Rent of $25/month in pet rent.
